GETTING AROUND:
This property is located in the Warriors Mark subdivision on the south end of Breckenridge. This subdivision provides easy access to Peak 9 via the free town but or a quick walk to the base of the Quicksilver chairlift.

AMENITY AVAILABILITY:
For no reason will provide a refund if amenities are unavailable due to HOA closures or maintenance. Breckenridge offers vacation rentals 365 days a year and has no control over the availability of amenities controlled by HOAs or complexes; nor does Breckenridge have any obligation to disclose availability to guests. will not provide any refunds to guests for the unavailability of such services.

Unforeseen and uncontrollable circumstances may occur during your stay including but not limited to, internet, TV, and utility outages, inclement weather, travel delays, limited availability of town services, the closing of common & home amenities (including hot tubs, pools, and fitness centers). Guests are not entitled to full or partial refunds for any unforeseen circumstances. Breckenridge as an entity and the reservations associated with a home are not part of or party to the sales contract for a home; in the event that a home is sold and future reservations are not accepted by the new homeowner, reservations are subject to cancellation or the reservation may be moved to another comparable Breckenridge property.

Condominiums and townhouses are managed by 3rd party Home Owners Associations (HOAs). These HOAs manage and control shared amenities which include but are not limited to outdoor grills, hot tubs, pool, fitness areas, parking structures and areas, picnic areas and landscaping. Be aware that during non-peak times amenities may be unavailable due to circumstances out of control such as building and amenity maintenance or closures. Also, even during peak times HOAs may need to make buildings and amenities unavailable for emergency maintenance and other reasons out of control.

4WD:
Breckenridge will not provide refunds to guests unable to reach or get out of their property or to guests needing rescue or towing. Breckenridge is located in a high-alpine environment subject to extreme weather including snow and ice that may make roads and driveways impassable and dangerous. All guests are encouraged to use all-wheel or 4-wheel drive vehicles with appropriate winter tires. Roads can be difficult to navigate and driveways may be steep.

WEATHER/AC:
will not refund guests for any weather-related issues including but not limited to road conditions, lack of snow, too much snow, or inability to get to the property due to weather or flight delays/cancellations; or issues resulting in weather conditions such as power outages, etc.

Breckenridge is located in a high mountain alpine environment - some properties may be as high as 10,700 feet. Hydration is important to minimize impacts of altitude change. There is typically 10-20% humidity year-round. Summer temperatures may average 60-80 degrees with a low in the 40-50s. Properties in Breckenridge DO NOT have Air Conditioning (AC) fans are provided for guest comfort. Winter temperatures may vary widely from negative temperatures to 40-50 degrees. Most properties in Breckenridge have baseboard heaters which may take several hours to register heat changes.

SNOW/ICE:
SNOW AND ICE WILL EXIST ON ALL SURFACES DURING MOST OF THE YEAR. IT IS IMPOSSIBLE IN THE HIGH ALPINE ENVIRONMENT TO PROVIDE A SNOW AND ICE FREE ENVIRONMENT. SNOW AND ICE WILL EXIST ON ROADS, DRIVEWAYS, WALKWAYS, SIDEWALKS, ENTRANCE WAYS, DECKS, STAIRS, PATHS, PATIOS, ROOFS, ETC. TAKE CARE WHILE WALKING, ENTERING AND ACCESSING THE HOME, ENTERING VEHICLES, ETC. TO AVOID SLIPS AND FALL. BE CAUTIOUS OF ROOF OVERHANGS WHERE SNOW AND ICE BUILD UP AND MAY FALL OR SLIDE.

PLOWING:
Breckenridge is NOT a snow and ice free environment. Winter storms can bring many conditions. Plowing is provided by the homeowner Nov 1 - April 30th. Plowing of driveways will occur when a storm produces more than 4-6" in 24hrs. We cannot guarantee when roads or driveways will be plowed as that is determined by many factors including severity of the storm. You must have a vehicle capable of operating in severe winter conditions as plowing is not guaranteed. Guests should not attempt to shovel driveways themselves for their own safety.

PARKING: To ensure a hassle-free stay, please adhere to the posted signs and parking allocations in Breckenridge, as parking is strictly enforced. If you require additional parking, the Town of Breckenridge offers paid overnight parking in two designated areas: 1) south of town at the Stephen West Ice Arena and 2) north of town at the Airport Road satellite parking lot (which also accommodates RVs and trailers).

WARNING: Please be advised that during the winter season, all driveways and roads may be covered with snow and ice, making it necessary for vehicles to have 4WD or AWD to safely navigate. Please note that we cannot offer refunds for cars that get stuck or require towing. Additionally, some homes may require 4WD or AWD during non-winter months due to uneven surfaces and dirt roads. COLORADO TRACTION LAW: During the winter season from September to May 31, the Colorado Traction Law is enforced for all drivers on I-70 between Morrison and Dotsero. This law requires vehicles to have either four-wheel drive or all-wheel drive with snow or mud+snow-rated tires, or specialized winter tires, chains or other traction devices for cars with two-wheel drive. It is important to make sure you have the correct equipment when driving in Colorado, so please speak with your rental car company if you are planning to rent.

  • There is no access to the house from the one-car garage, however it is great to have covered parking in the winter.
  • The property allows for two cars to park, but once you get here it is walking distance to town or short free shuttle ride.
