    Please note that this property is a two-level house, and the "Rainier Guesthouse (Walk to Metro)" listing is for the upper level unit. There is no dedicated entrance. Guests enter the private unit via the shared front door.
    Guests are required to wait for final confirmation and check-in instructions from the property. Do not arrive at the guesthouse without receiving all necessary check-in details.

  • THE SPACE
    Entire secluded top floor of a shared-entrance duplex featuring 3 bedrooms and 3 bathrooms. Located in a vibrant yet peaceful residential neighborhood, this thoughtfully designed space offers cozy bedrooms, a mix of attached and detached bathrooms, a fully equipped kitchen, and an inviting dining area. Enjoy a private balcony, plus both reserved and street parking. Additional conveniences include express check-in/check-out, keyless entry, fast WiFi, and Roku TV. Idea for business travelers and casual getaways.

  • GUESS ACCESS

  1. 3 bedrooms, 2 attached baths (en-suite, located inside of the rooms), and 1 detached bath (external private bath located outside of the room).
  2. 3 Queen beds, 3 Sofa beds (2 Queen-size and 1 Single), and 1 Twin-size air mattress.
  3. In each Bedroom: Beddings and linens, flat screen TVs, folding desk and chair, night lamp and stand, luggage rack, storage dresser, shelf, hangers, extension cord, and trash can.
  4. In each Bathroom: Hair dryer, towel hooks, toilet paper, shampoo & conditioner, body wash, hand soap, tumbler, bathtub or stand shower, bath towels, hand towels, wash cloths, bathroom mat, trash can, toilet brush and plunger.
  5. In the Kitchen: Dining table and chairs, 4-burner electric range, oven, oven mitts, trivets, baking sheet, refrigerator, microwave, coffee maker, toaster, electric kettle, blender, dish rack, dish soap, sponge, and dish brush, garbage bin and trash bags, dustpan and brush, all-purpose cleaner and room spray, paper towels and dish cloths, baking sheet, knives and cutting boards, cups and glasses, wine and can openers, colanders, cookware and cooking utensils, placemats, dinnerware, and cutlery sets. Complimentary hot beverages and condiments.
  6. In the Living room: Sleeper sofa, coffee table, end table and lamp, and laundry hamper.
  7. In the Closet: Extra beds (single air mattresses), extra blankets, pillows, and bed sheets, irons, iron boards, extra toilet paper, extra towels, extra batteries for electronics, laundry bags, and first aid kit.
  8. Three (3) reserved parking spots.
  9. Access to outdoor sittings on the balcony deck.
  • INTERACTION WITH GUESTS

  • We give guests space but are available when needed.

  • We encourage our guests to enjoy the freedom and flexibility of self-service lodging. Please note that the guesthouse is not staffed, and there is no front desk or reception to answer phone calls. From the time a reservation is made until the day of arrival, communication will primarily take place via messaging, texting, or email. While phone calls may occasionally be returned, we recommend leaving clear voice messages, as all voicemails are carefully noted. After check-in, guests are welcome to contact us anytime via call, text, or email, and we’ll respond promptly.

  • OTHER DETAILS TO NOTE

  • No separate entrance. Guests access the private unit through the common front door.

  • No daily room service is provided. Room will only be cleaned after checking out. Extra room service is provided for an additional charge.

  • Guests will be given a PIN to enter the house. Do not share the access code to anyone except the people registered on the reservation.

  • For liability reasons, only visitors with prior approval from the host may enter the premises. Additional overnight guests must be registered and paid.

  • The unit (850ft2 or 79m2) currently best serves up to 12 people. Children under 4 years of age stay free of charge in the existing beds. We could work out reasonable pricing for additional guests.

  • It’s recommended to use the hairdryers in the bathrooms. Only use the designated and marked outlet in the bedrooms for ironing or hairdryers.

  • Each reserved parking spot, whether in front of the house or along the shared alley, is spaced to fit a Sedan, Compact or SUV. Vans and trucks should be fine if parked as close to the curbside as possible. Please keep this in mind when parking or reserving car rentals. Do not block the shared alley. Only three (3) on-site parking spots can be reserved for each booking. Additional cars under the same booking need to find street parking and adhere to the local parking restrictions.

  • Per request and if available, we can accommodate early check-ins and late check-outs.

  • Noise-free rooms are not guaranteed.

  • Guests must climb stairs: 3 steps from the parking lot (ground level) to the main entrance and 6 steps from the front door to the rooms.

  • Exterior security cameras present in public areas only (parking lot and front porch).

  • The fireplace in Room #1 is decorative only.

  • Other nearby attractions: Seward Park, Kubota Garden, Lake Washington, Jefferson Park, year-around Rainer Beach warm swimming pool, Columbia City summer farmer's market, oriental King Plaza, organic PCC, New Holly library, and Van Asselt community center.

  • HOUSE RULES (The Property reserves the right to refuse service to anyone deemed unfit. House rule violation fines up to $1,000)

  • ID Verification – Guests are required to submit a proof of ID electronically to check in (Notes: ID requirement waived for AirBnB and VRBO guests with reviews averaging 4.5 stars or higher).
  • Non-smoking property – No smoking, vaping, e-cigarettes, alcohol, drugs, or marijuana.
  • Registered guests only – Only individuals approved by the host may enter the premises.
  • Visiting hours: 9:00 AM - 6:00 PM (max visit duration: 4 hours).
  • Quiet hours: 10:00 PM - 6:00 AM.
  • All ages welcome – Primary bookers must be 21+.
  • No parties, events, or pets allowed.
  • No commercial photography or filming.
  • Noise-free rooms cannot be guaranteed.
  • No open flames inside or on the premises.
