Water's Edge - Gorgeous Water Views!

• Welcome to "Water's Edge" – your tranquil retreat nestled on the shores of picturesque Pine Mountain Lake. Boasting three levels of comfort, this 4-bedroom, 3-bathroom haven invites you to unwind in style with one king, two queens, and 2 (twin over double) bunk beds.

• If you are staying inside for the day you can enjoy some entertainment with Dish Network, and complimentary Wi-Fi. Or challenge your friends to a game of Ping-Pong or air hockey. Enjoy the convenience of central heating and A/C throughout the property, ensuring your comfort in any season. The well-equipped kitchen offers everything you need to whip up a full dinner (table seating for 8 plus 2 additional bar stools) or just a quick snack or step outside to the gas BBQ area for a family cook out.

• For water enthusiasts, "Water's Edge" provides 3 kayaks and 2 paddleboards, which are for guest use. Please note that the canoes are not washed prior to guest's arrival. Guests are responsible for washing the kayak and paddleboards for their own use. Guests also agree to wear life jackets while using boats. Life vests provided: 3 adolescent size; 2 universal and 2-2x/3x. In addition guests are reminded that during the winter the dock, dock ramps and decking can be icy and slippery. Also please do not use the neighbor's private docks and when swimming from the dock be sure to swim out at least 30 feet, per Pine Mountain Lake safety regulations.

• Please note that, for your peace of mind, the property is equipped with exterior security cameras. Parking is available for three vehicles and the garage is not available for parking or guest use. Maximum occupancy is 12, which includes children & infants of any age. MAXIMUM OCCUPANCY LIMIT IS FIRM.

GATHERINGS:

• No large gatherings permitted. A maximum of 12 people (including children & infants) permitted on the property premises, never to exceed 12 at any given time; (if the maximum occupancy limit has been reached, additional day/visitor guests will not be allowed).

PETS/ANIMALS:

• No pets.
• No animals.
• No exceptions.
• PET POLICY IS FIRM.

LINENS:

• Sheets, bath towels, comforters, blankets, pillows are provided for guest use.
• Beach towels are not provided.

OUTDOOR FIRES:

• Outdoor fires are strictly prohibited on the premises.

GAS BBQ:

• Propane not included. Guests may order a propane tank on the Temporary Resident Registration form (guest list) for a fee. Guests may also purchase or swap out a tank at the local market or hardware store.

GATED COMMUNITY ACCESS PERMITS REQUIRED BY HOMEOWNERS ASSOCIATION:

• A copy of your drivers license will be required within 24 hours of booking.
• Pine Mountain Lake HOA charges $46 per vehicle (one time fee) to enter the gated community with 24 hour security.
• The entire fee goes to PML HOA.
• Price subject to change without notice.
• Access permits are non-refundable.
• A stay of 8+ nights will require additional fees as per PMLA.

PARKING:

• Driveway parking for up to 4 vehicles.

YARD:

• Property is both level and sloped.

FIREWOOD:

• Firewood is not provided for guest use.
