Centrally located between the two most sought-after scenic-30a vacation spots [Inlet Beach and Rosemary Beach], the main home and carriage house of Villa St. John is customized to host up to 16 guests whose vacation dreams are made of private poolside relaxation, quiet strolls to the beach, and effortless bicycling through the 16 personable beach towns that make up Florida's 30a.

The heart of Villa St. John is just beyond its private courtyard entrance, featuring a heated pool, outdoor dining, front porch furnishings, and outdoor surround sound speakers. With a touch of French-Quarter inspired style, the pool deck is the highlight for everyone in the entire group to swim, dine and make vacation memories together. French doors lead directly into the open-concept kitchen, living and dining space. Fully equipped for morning mimosa's, home-cooked meals, late night snacks, and everything in between! The large flatscreen streams all channels just above the gas fireplace, viewable from all angles of the ground floor.

Up the stairs to the second floor are two queen suites, one of which opens to a terrace overlooking the courtyard pool and carriage house. The multi-twin bunk nook sits just down the hall, adjacent to the full-sized washer and dryer. Floor #3 is privately dedicated for two lucky guests to enjoy their own personal, furnished balcony overlooking both the courtyard pool and the treetops of the neighborhood. While inside; a gas fireplace, large tv, and upscale ensuite featuring an oversized soaking tub.

Across from the main house courtyard pool is the well-appointed carriage house. Featuring its own private entrance, quaint courtyard, and outdoor grilling area! Outside, the staircase leads up to the entryway into the main living and kitchen area. The fully equipped kitchenette, dinette, and queen-sized sleeper sofa await your greeting. Tucked just next to the main space is a queen bed with a full ensuite. Quite possibly the best spot in the carriage house is the private walkout balcony, overlooking the neighborhood. Perfect place to take in that first sip of coffee in the morning or hang your beach towels out to dry at night! Inside the private garage is a full-sized side by side washer and dryer as well as a full refrigerator for anything needing more space than the in-unit mini-refrigerator.

SOME IMPORTANT THINGS TO NOTE ABOUT THE MAIN HOME + CARRIAGE HOUSE WHEN RENTING TOGETHER

• Maximum occupancy of the main home is 12 guests.

• Maximum occupancy of the carriage house is 4 guests.

• There are 8 beach towels available in the main home for guest use while at the beach.

• There are 2 beach towels available in the carriage house for guest use while at the beach.

• There are 4 beach chairs & 1 umbrella available in the main home for guest use while at the beach.

• There is 1 beach wagon available in the main home for guest use while at the beach.

• There are 6 complimentary bicycle cruisers available year-round.

• Designated parking is assigned for 3 moderately sized vehicles in the side driveway of the main home.

• Designated parking is assigned for 2 moderately sized vehicles in the single car garage and front driveway for the carriage house.

• There is no smoking inside or outside while on the entire property.

• Pets are not allowed.

• You must be at least 25 years of age to rent.

• All reservations are non-refundable, we strongly encourage adding travel insurance to your reservation so that you are covered.

• Property management is not liable for any construction that may occur outside of the properties we manage.
