Backed up to National Forest land and with room for 10 (2 kings, 1 queen, 4 twins) and a full game room, you won't want to leave! Everything in this home is brand new, but nothing will beat watching the storms roll in from the absolutely massive patio complete with a 6-person hot tub, gas grill, and fire pit. Just 15 minutes from Flagstaff amenities, you can hide away and still be close enough to find a favorite restaurant downtown.

Two living areas allow a large group the opportunity to hang out together or apart. The bedrooms are all spacious and offer views to keep an eye out for nearby wildlife. The highlight will definitely be the game room - be ready to try your luck at some poker! Watch the big game on the huge television and relax in the hot tub while it snows or after a long day on the slopes. Watch the snowstorm or the monsoon roll in over the hills from the comfort of an enormous patio. Located just 15 minutes outside of Flagstaff, this will quickly become your home away from home. Within an easy drive to all of your favorite locations, Sedona, the Grand Canyon, Snowbowl, Sunset Crater, Wupatki, Lockett Meadow, and Antelope Canyon - use this home as your base camp for all of the Northern Arizona sites.

This property hosts up to 10 - no additional guest fees - all pricing includes a group up to 10. However, we do limit the number of guests in the home to those on the reservation and ONLY those included in the reservation. No parties, no events, no having people over just for a while. The occupancy is monitored via doorbell cameras.

This home observes the Coconino County quiet time ordinance. At 10 pm, no one should be loud outdoors and hot tub use is strictly limited to only before 10:00 pm.

Who this home is best for:

• Travelers wanting to visit the Grand Canyon, Sedona, Page, Williams, and more - conveniently located in Coconino County with easy access to all major sites in the area.
• A group of up to 10 that wants to chill out, enjoy the scenery, visit the local sites, and enjoy time with their group playing with the slot machines or the hot tub. The home is particularly catered toward hikers, river rafters, mountain bikers, active families, and groups visiting Arizona. We welcome business retreat groups, camping groups heading in or out of the Canyon, leadership groups, and families with teenage/elementary kids - or any other type of group that wants to have a fantastic time in AZ!
• Respectful groups that will follow the 10:00 pm quiet time (no hot tub use after 10 pm) and will also respect the cleaner's time and not check in early or check out late without prior approval. The property manager lives nearby and will monitor the noise and the number of guests.

Who this home is not best for:

• Someone expecting staff on-site 24/7 to cater to your every need at any moment
• Events of any kind. We have limited parking and cannot accommodate additional guests other than what is listed and is limited to 10 at all times. This includes graduation dinners where you invite 20 additional people or a bachelorette party where you invite 10 extra people, just for a few hours. This home is in a quiet neighborhood and we must always be aware of the long-term residents in the area.

There are no smoking, vaping, or drugs allowed in the house. No parties and no weddings are permitted at this location.

Northern Arizona boasts some of the top attractions in the state. Go skiing at Snowbowl, take pictures in Antelope Canyon or at Horseshoe Bend, hike the red rocks in Sedona, and put your feet in Oak Creek along the most beautiful switchback drive around. The Grand Canyon is always a bucket list adventure and just an hour from the South or East entrance. If you're lucky enough to visit Lockett Meadow, just 20 minutes from this home, it will be a trip to remember always - the aspens turn yellow in the fall, and is well worth the effort to visit. Sunset Crater and Wupatki are just 15 minutes away and more hiking than any one person could ever do is within minutes of the home. This quiet neighborhood offers all guests the chance to unwind and relax under the dark skies where Pluto was once discovered. You won't want to miss this home! It can be rented alone or included in a larger reservation with the main house.

No pets are welcome at this time.

There are ring doorbell cameras on all outside doors.

This home is part of a larger complex - you can rent it with the second home on a different listing (inquire for that link) or you can rent just this home. Please be aware that the second home is nearby but each home has its own grill, seating area, etc. Hot tub access is limited to this particular home's guests.

Someone may be onsite daily to maintain the hot tub. They will not go into the home but will be on the property for about 15-20 minutes between the hours of 7 am- 10 am to keep up with the hot tub cleanliness. This schedule may change due to holidays or as needed due to company.
