Come relax on a Rooftop Deck. This Magnificent 2nd-Story Beachfront Penthouse Condo features a convenient Private entrance, completely Private 400 sq. ft. deck which oversees the Atlantic Ocean, Spacious floorplan big enough to comfortably accommodate 8 guests, and unforgettable views.

Unit features 2 large bedrooms (each with King size bed), and 2 full bathrooms (with shampoo/conditioner/soap dispensers). Living room has 2- Full size cushy Futon Beds, spacious Fully Stocked Kitchen, and a sturdy Desk with a high-back executive chair for those on a Workcation.

Deck features dining area, lounge chairs, umbrellas, plenty of seating, Propane BBQ Grill , and 6 Tommy Bahama Beach Chairs (housed in the deck storage container).

Amenities include complimentary Wi-Fi/Cable and 2 Parking spaces (if passes are not in the unit please ask Front Office - office hours
Mon - Fri 9am-5pm/ Sat & Sun 10am-2pm). Note that Unit deck does not have direct access to the beach but the property does.

Breezy building features a community Ocean Front fresh water heated pool (starting in February all guests will be required to pay an additional $15/day Resort fee). Guests are required to check-in at Front Office for wrist bands.

LBTS is a charming beachside village known for keeping a small town feel while surrounded by all the action of Fort Lauderdale. View magnificent sunrises, relax on the beach, snorkel and Scuba dive on the Coral reefs or explore shipwrecks. Fish from the pier or charter a boat. Surfing, water skiing and parasailing all at your doorstep. Local transportation "Pelican Hopper" shuttle caters to tourists and locals. Bike and golf cart rentals are also nearby. I-95 is 10 minutes away, stay here and you will be very near to Downtown Ft. Lauderdale, Miami, major Shopping Centers, and shopping malls including Galleria Mall. This unit offers you the opportunity to relax and enjoy a wonderful beachside vacation while being close to Las Olas and South Beach.

Managed by an experienced management company to communicate with for all needs from booking to checkout and everything in between. We provide one set of toiletries per bathroom, the beds will be dressed with linens and blankets, bath towels and pool towels (if applicable), 1 full bottle of dishwashing liquid, 1 paper towel, 1 full bottle of hand soap per sink, 2 toilet paper rolls per bathroom, 2 trash bags per bin, and a few laundry detergent pods.

The Property Manager Team strives to ensure complete customer satisfaction! We are fully dedicated to our Guests and do everything within our power to make sure that our guests have the best experience. We work closely with the owners and are available 24/7 by phone/text/email.

Important Booking Requirements & Information:

  • Property Manager does NOT allow third-party bookings. They require the person who places the booking to be the person staying at the property.
  • Strict 25 Booking Age Requirement. Please do not proceed with booking if you do not meet this requirement.
  • Self Check-In anytime with lockbox code. Check-In time is at 4pm / Check-Out is at 10am. Early Check-In's or Late Check-Out's are subject to housekeeping availability and have an additional fee determined depending on the time. Guests are required to check-in at Front Office for wrist bands.
  • Gatherings are not allowed, note nightly rate is for a Maximum Occupancy of 8 guests. Prior authorization from Management is required for any additional guests/visitors, $25/person fee applies.
  • Noise Restriction - It is important that noise be kept to a reasonable level after 10pm. We ask that the neighbors are not disturbed. Building management will call Property Manager if needed.
  • Windows can be opened if desired, we only ask that the a/c be turned off. Guests are required to keep all windows & doors closed when the a/c system is ON. Windows/Doors are to be kept closed/locked while property is unoccupied.
  • Absolutely NO smoking inside the unit, windows/doors are to remain closed if smoking outside. $100-$200 fine applies if unit smells of smoke.
  • Pets are not allowed, $250 fine applies.
  • Cleaning Fee is for the unit cleaning performed after your departure, not during. During stay cleanings are available for an extra fee.
  • Building does not have a laundry room for guests. By-The-Sea Coin Laundry & Cleaning is located on North Ocean Dr just a 0.5-mile drive.
  • TV input & cables are to be left in the same way they were found, if a game console is used, please make sure all settings are set back to default prior to departure.
  • BBQ Propane refills are to be handled by guests. Empty tanks are to be taken to nearest provider and swapped for a full tank, receipts to be texted to management for refund.
  • Guests are responsible for disposing of all of their trash before their departure. It is also important that guests be vigilant of garbage pick-up days in order to avoid an accumulation of waste.
  • Baby play pen & highchair available for $5/night rental fee, prior notice required for arranging delivery.
  • White binder named "Information Booklet" located in unit provides Wi-Fi details and all other specifics.
  • Ring Doorbell mounted at entrance for Property Manager use only.
  • Extensions will be processed at original nightly rate.
  • Guests are allowed to have packages delivered during their stay, drivers usually leave packages at front desk, Property Manager is not responsible for lost or stolen packages.
  • Property Manager/TripAdvisor Bookings require a $750 security deposit soft hold (not a charge) on the renters credit card which will be processed one (1) day prior to arrival.
  • Direct Property Manager bookings have a 3% credit card processing fee, 25% deposit required, and balance due 1 month prior to arrival.
  • Property Manager/TripAdvisor bookings also require guest to sign our standard rental contract and submit a picture I.D.

Cancel your reservation more than 14 days before arrival and you'll get a full refund. If you cancel after that, you won't get a refund.
