  • This newly stylishly decorated family friendly FIRST floor 2 bedroom, 2 bath condo is located at the Windsor Hills Resort. A gated community that includes free parking, heated pool, hot tub, kid splash zone, store, workout & arcade room and movie theater. It is within 2 miles from Disney's Maingate and within proximity to Universal Studios, Sea World, and Downtown Orlando.   1. AGE REQUIREMENTS AND BOOKING RULES
  • The terms and conditions apply to the contract between “The Owner” and the person making the online booking, also referred to as the “Renter” who must be over 21 years of age and who makes the online booking on behalf of all persons herein. No contract shall exist until The Owner has received and accepted an online booking request together with the correct “initial payment” and/or “full payment”. The guest booking the reservation must be present for the entire stay. No third party bookings are accepted.
  1. ACCIDENTAL DAMAGE
  • Should you notice any damage/irregularities upon your arrival, it is your responsibility to contact us within 24 hours and report those issues in writing, via e-mail to: ALWAYSBEBOOKEDRENTALS@GMAIL.COM. If any damage occurs during your stay, you must also report such damage(s) before the check-out date. Linens and towels destroyed or missing, vandalism, and negligent acts are NOT covered by this accidental damage protection.
  1. PAYMENT
  • Payments are to be made through Paypal or Venmo. Tax rate applied to all bookings as required by law is 13.5%.
  1. CHECK-IN
  • Check in time at the condo is 4:00 pm. If check-in time is after business hours, no refund or discount will be provided. To be granted the access information to the property before the check-in date, the reservation must be paid in full 45 days prior to the check-in date. The reservation confirmation will only be effective after your payment clears.
  1. CHECK-OUT
  • Check-out time is at 10:00 AM. No refunds or discounts will be provided for checking out before 10:00 AM. Guest(s) agree that if he or she fails to vacate the condo by 10:00 AM on the check-out day, a fee will be charged to the credit card on file equal to one half of the nightly rate. All late check-outs must be authorized by BE OUR GUEST STRS, LLC in advance and may be available until 4 PM only, after that it will be considered an extra night.
  1. CANCELLATION & REFUNDS
  • Guests who cancel at least 40 days before check-in will get back 100% of the amount they've paid. If they cancel between 30 and 40 days before check-in, they'll get back 75%. If you cancel with 29 days or less, no refund will be issued. CUSTOMER GUARANTEE, we will refund all money paid minus $100 processing fee if we can rebook the unit if canceled with less than 29 days before check-in.
  1. DOWN PAYMENT
  • Payment Schedules vary according to how many days in advance the reservation is made. BE OUR GUEST STRs, LLC has it set up automatically.
  1. BOOKING MODIFICATION
  • All modifications will be subject to availability. Booking modification requested in less than 45 days prior to the check-in date, when applicable, will have its payment re-established accordingly with BE OUR GUESTS STRS, LLC rules.
  1. PET POLICY
  • For the convenience of other guests and in an effort to help us provide the most sanitary accommodations available, pets are NOT ALLOWED. In the event that you bring a pet without previous authorization, you will be charged a non-refundable fee of USD $500.00 (Five Hundred U.S Dollars) per pet. Any stains or damages caused by the pet will incur additional fees. Owner/Agent reserves the right to demand guest(s) remove the pet(s) from the condo. In such event, the guest(s) agrees to permanently remove the pet(s) from the premises within 24 hours of receiving written notice thereof from the Owner/Agent; failure to comply with same shall be grounds for immediate termination of the Rental Agreement. Service Animals. Please notify Owner/Agent if a service animal will be present. Any stains or damages caused by the service animal will incur additional fees.
  1. SMOKING
  • This property is 100% SMOKE-FREE. Absolutely no smoking is allowed in the condo. In the case of smoking in the condo, there will be an additional non-refundable fee of USD $200.00 (Two Hundred U.S Dollars) charged.
  1. TRASH/TRASH REMOVAL
  • You will be expected to empty your trash bins and dispose of the garbage bags in an appropriate trash bin located at the entrance of the condo. There will be an additional USD $100.00 (One Hundred U.S. Dollars) fee charged for any excessive amounts of trash left in the condo. Oversized trash and/or cardboard boxes should be taken to the nearest dumpster.
  1. AIR CONDITIONING
  • Guest(s) agree not to set the temperature lower than 70ºF or above 78ºF degrees. The A/C settings must ALWAYS be kept in “AUTO” position. When the A/C is being used, we request that all windows and doors be kept closed in order to reduce humidity and to save energy.
  1. SUBLETTING
  • The property may not be sublet without prior approval.
  1. SECURITY/EMERGENCY
  • In case of life-threatening situations, please call 911. Guest is aware that we have an emergency email for contact after business hours: ALWAYSBEBOOKEDRENTALS@GMAIL.COM or you can call 770.241.5804. For your safety, please make sure to keep all windows and doors closed and locked at all time. BE OUR GUEST STRs, LLC is not responsible for damages, lost or stolen personal or property items. It is the guest’s responsibility to properly secure the condo when leaving the property. BE OUR GUEST STRs, LLC reserves the right to have access to the condo at all times during the guest’s stay. When needed, we will always inform our guest with the name of the person who will contact them, such as: plumber, handyman, cleaning crew, etc. If any unauthorized person tries to communicate with you, please call us immediately. DO NOT GIVE ACCESS TO THE CONDO TO ANY UNAUTHORIZED PERSON.
  1. EXTRA GUESTS
  • Guest(s) are aware of the number of guests allowed to sleep in the property during rented period. Extra guests in addition to the ones listed at time of reservation will be charged a $100.00 fee per guest, per night.
  1. MANDATORY CLEANING
  • The cleaning fee charged on the reservation is related to the final cleaning after guest(s) checkout. Guest(s) are aware and agree that a cleaning fee or any other additional cleaning that has been paid does not include the excessive amount of trash that needs to be removed, damages or stains on the carpet or any furniture that will need to be cleaned/removed or replaced. The cleaning fee for a 2-bedroom condo is $150.00.
  1. MANDATORY ADDITIONAL CLEANING FEE
  • For bookings with more than 15 (fifteen) days of stay, a compulsory cleaning service will be automatically added to your stay, and an extra cleaning fee of $150.00 will be automatically charged at the time of reservation, unless agreed upon at time of booking. Time and date for the additional cleaning will be scheduled between guest(s) and Be Our Guests STRS, LLC and Property Management Company. Guest(s) agree to allow the cleaning staff to have access to the condo.
  1. INTERNET
  • Complimentary Wi-Fi internet service and cable TV are available at the property. The service is not under the control of BE OUR GUEST STRs, LLC and, if any service interruptions or slowdowns occur, BE OUR GUEST STRs, LLC cannot be held responsible. However, BE OUR GUEST STRs, LLC team will ensure the service provider is aware and taking the proper actions regarding any issues.
  1. LOST & FOUND
  • BE OUR GUEST STRS, LLC are not responsible for any items left at the condo or resort from the guest(s). As a courtesy, Be Our Guest STRs, LLC will notify guest by email about the item found in the property and hold it for up to 30 days (thirty consecutive days). We will mail items back to owner at your expense (cost of shipping). If items are left unclaimed for more than 30 days, Guest agrees that BE OUR GUESTS STRs, LLC has the right to donate the item(s).
  1. FOOD CONTAINERS
  • As per Florida law, no open food can be left behind in the refrigerators or condo closets after check out. Any food left behind by the guest after check out will be promptly discarded by the cleaners. We request that guests empty the refrigerator and discard all food items prior to checkout.
  1. BBQ GRILLS
  • Condo: BBQ grills are not permitted to be used on the patio of the condos. There are BBQ grills in the picnic areas in the resort which can be used on a first come first serve basis.
  1. UNNECESSARY SERVICE REQUEST
  • Before asking for a service visit, please make sure to check our Welcome Folder, available at the condo or via email. If a service visit to the condo is requested by the guest unnecessarily, the cost of such visit will be charged to the guest. For example, if a technician was requested to fix a washer that is working properly, or an A/C unit is said to be not working, but it was only an incorrectly set thermostat.
  1. PARKING PERMITS
  • You will be provided with a parking permit/access permit at the main gate for each vehicle in your party when you check in at the main gate of Windsor Hills at the beginning of your vacation. The parking permit needs to be scanned at the gate both for entry and exit from the gated community. No tailgating allowed. The parking permit should be displayed on the dashboard during the time of your stay in Windsor Hills. Parking in our resort is free. There is a 3-vehicle limit per reservation, including vehicles of day visitors. All drivers entering Windsor Hills must have a valid driver’s license and valid tag on the vehicle. Condo: Vehicles may be parked in any of the marked parking spaces near the condo buildings. There are no reserved parking spots. Curbside parking / parking on the grass is strictly prohibited. Oversized vehicles may be parked in the overflow parking lot near the tennis courts.
  1. STARTER SUPPLIES
  • Like most vacation homes, ours is self-catering and has an initial “starter supply” of consumables. Once these have been used it is the responsibility of the guest to replenish these items for their use for the remainder of their stay. No other supplies will be provided. Guests are responsible for purchasing their daily essentials including cleaning supplies, laundry detergent, paper products and other items for their use. Please purchase only non-chlorine bleach products only.
  1. CODE OF CONDUCT
  • Windsor Hills is a residential community. No guest behavior should interfere with the privacy and the quiet enjoyment of other residents and guests. Please do not swim, play loud music or behave in any manner that could be construed as an inconvenience, however minor, to your neighbors between the hours of 11PM and 7AM. In the event that anyone in your party behaves in a manner determined by the homeowner, our management company, Windsor Hills Resort staff, or local authorities believe is likely to cause danger, distress or annoyance to anyone else resident or visiting the Windsor Hills Resort community, or damage any property in the community, you may be required to vacate the premises permanently and immediately and neither the owners, our management company, Windsor Hills Resort staff, nor any other related party shall be responsible for any cost you may incur, nor shall we pay any compensation whatever, nor make a refunds due to these actions. If another home is loud or rowdy after hours, then the Osceola County Sheriff’s department can be contacted by calling 911 or the nonemergency phone number.
  1. FORCE MAJEURE
  • As with any other vacation, there are circumstances completely beyond our control, in which the condo may not be available for your booking. Such circumstances are referred to as Force Majeure. In the event of Force Majeure the owners will do their best to make alternative arrangements for you where possible. If they cannot or if the alternative arrangements are unacceptable to you, they will issue a prorated refund of monies paid. This will be the full extent of the owner’s liability in such circumstances and the owners cannot be responsible for any other costs connected with any such cancellation, however arising. When booking the condo, the guest is not authorized to use it for personal or commercial filming, as well as other activities for commercial purposes.
  1. ATTORNEY’S FEES
  • If the Property Management company employs an attorney due to guest’s violation of the terms and conditions of this agreement, guest(s) shall be responsible for all costs and reasonable attorney’s fees as incurred by the property management company whether or not suit is filed. Property Management company and guest(s) waive the right to demand a jury trial concerning any litigation between property management company and guest(s).
  1. ARBITRATION AGREEMENT
  • Any controversy or claim arising out of or relating to this contract, or the breach thereof, shall be settled by arbitration in accordance with the Commercial Arbitration Rules of the American Arbitration Association, and judgment upon the award by the Arbitrator(s) may be entered in any court having jurisdiction thereof. BE OUR GUEST STRs, LLC and guest(s) agree that the rent of the condo is a transient accommodation (short-term rental) in accordance with Chapter 509, Florida Statutes, and other applicable laws governing public lodging establishments. By completing the booking the guest agrees with all rental terms. Noncompliance of any requests above will result in no access to the property.

Mickey's Welcome Inn sleeps 4-6 people comfortably,. The bedrooms consist of 1 Masters, with a King size bed, and a second bedroom with plenty of room for playing, that houses 2 queen beds.

Mickey's Welcome Inn also has a compact kitchen, spacious living room and dining area, and a laundry room with a full size washer and dryer. The main living area features a 50 inch flat screen television. Both bedrooms large flat screen tv's and also have cable TV.

Please note that the home also has high speed wireless internet access as well, which is offered complimentary to all our guests.

The kitchen is fully equipped with a dishwasher, microwave, full refrigerator, stove, coffee machine, toaster, waste disposal and all the hand held appliances you would expect. All linens and towels are supplied for your stay in all our homes, with all kitchen utensils and crockery provided as well.

A patio door from the living area leads onto a small balcony furnished with a table and chairs, all providing the kind of 'comfort' from which this excellent condo gets its name!.
