With a spacious yard, oversized front deck, and wide-open views, this dog-friendly 3-bedroom, 2-bath home is the perfect spot to unwind, recharge, and reconnect—whether you're traveling solo, with family, or a group of friends.

Start your day with coffee while watching deer wander the backyard, then head out to explore local villages, farmers markets, hiking trails, and breweries. After a day of adventure, return for a relaxed evening—dinner on the deck, s’mores around the fire pit, and quiet moments under a sky full of stars.

Guests have full access to the house except any locked closets. The basement is accessible but we ask that you do not enter unless you need a circuit breaker. The garage is not part of the rental.

We are only an email or phone call away and are available as needed.

Please remember that you are staying in a house, not a hotel. If any problems arise we will do our best to take action as soon as possible but there is no one living on-site.

Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat fruit and vegetables. Shops abound, there's always something to see.

A vehicle is necessary. Uber or taxi service is limited or unavailable.

Winter: October through April when snow and ice are likely, guests should have either winter tires or all season tires. Check the weather before arrival and plan your trip accordingly. If you are unfamiliar with driving in snow look for tips online at sources like AAA. The driveway is plowed, maintained and shoveled to the door. A shovel is provided for you so you can maintain a safe walkway during your stay.

Cell Service & Arrival Tips
The house is tucked away in the country, which means no cell service. Please turn on WiFi Calling in your phone settings to stay connected.
Also, don’t forget to screenshot or jot down your arrival info—address, door code, WiFi, and contact details—before heading out, just in case you lose signal on the way.

Quiet Hours & Neighbor Respect
We love our neighbors, and we know you will too! Even though the property is private, sound carries in the countryside. Please keep things quiet outside after 9PM, especially if you’re enjoying the fire pit or outdoor space.

Pet Policy
We’re happy to welcome your well-behaved dog (limit one) for an additional fee.
Sorry, no cats—we adore them too, but allergies make it a no-go.

Guests & Gatherings
No parties, please. The guest count should match your reservation, and if you're planning to have daytime visitors, just give us a heads-up first!

Water & Septic Tips
We’re on a private well and septic system, which works great with a little care:

No sprinklers, kiddie pools, or water slides—they can quickly drain the well
Only flush toilet paper—no wipes, paper towels, or anything else

Winter Travel (Oct–Apr)
If you’re visiting in the cooler months, please be prepared for rural, mountain roads:

AWD, FWD, or 4WD vehicles are recommended
Make sure your tires are all-season or winter-rated
2WD and RWD vehicles often struggle in snow/ice
The driveway is plowed and shoveled to the door, and we’ve got a shovel handy for you to use during your stay.

Non-Refundable Reservations:
Some reservations are non-refundable because the guest selected the discounted non-refundable rate at checkout, or because the booking was made close to the arrival date and falls within Airbnb’s non-refundable window. After Airbnb’s standard 24-hour grace period (if applicable), no cancellations, changes, or refunds will be issued for any reason.
