  • Welcome to Stella Firma, a 3 bedroom and 2 bathroom mountain house in the Great Western Catskills. Cozy and cabin living space that embraces simple style, modern functionality and touches of history. Travel the country roads that lead to the home past farmsteads, hay fields and a rambling brook.   • With an oversized front deck, spacious yard and amazing views you will enjoy the countryside year round! Enter the home into the foyer with a hallway of whimsical wallpaper and an abundance of space for your coats and shoes. The renovated interior has an embracing vibe of vintage cabin and contemporary minimalism. Whether you're a solo traveler looking for an inspirational retreat or a family taking time to disconnect and enjoy each others company, Stella Firma has the mood and ambience. Start your day sipping coffee and watching the deer in the backyard, journey out to the local towns for a day of sightseeing and shopping. Maybe stop by a happening spot for a quick bite to eat or a favorite libation, then head back to the house for an evening of camaraderie. After dinner drinks on the covered front porch, a nightcap of S'mores at the fire pit and then off to a restful nights sleep.

  • THE LAYOUT

  • The driveway has ample parking for vehicles. Pull right up to the porch steps for easy unloading. A ramp makes it even easier and is perfect for older travelers that want to reduce steps.

  • Inside the home the foyer is the center and features ample coat and shoe storage, a direct path to the first floor bathroom, and direct access to both the living room and kitchen with dining area.

  • To the left of the entry, a spacious living room has cozy chairs and a sofa for lounging. In the corner a gas fireplace gives cozy ambience and takes the chill off. A smart TV for streaming, games and books make this a sublime space for gathering. Behind the living room is an office with a combo laundry space - the internet speed is 150x150, great for remote work or school! The back hallway connects the office to the kitchen.

  • To the right of the entry, the kitchen with dining area spans the width of the home. The dining table in the front of the room looks out onto the front porch. A side door takes you outside to the lawn area. Ample cabinets, modern appliances and a rustic kitchen island table give you all the space you need to create group meals in comfort.

  • In the back and center of the home is a full bathroom with tub/shower combo.

  • Upstairs you will find another bathroom with shower and three comfortably sized bedrooms.

    • Bedroom 1 features 2 twin beds, each with a trundle, a shared nightstand and a closet.
    • Bedroom 2 features a queen bed, dresser, nightstands and closet.
    • Bedroom 3 features a sitting area, queen bed, nightstands, dresser, closet and a sink.
  • LET'S HEAD OUTDOORS

  • Set on 2 acres of land surrounded by countryside, Stella Firma provides solitude but is conveniently located close to towns and villages. A frog pond is a fun outdoor feature and draws a lively crowd of frogs, salamanders and dragonflies in the warmer months. A fire pit, outdoor furniture, dining table and charcoal BBQ grill will be available in the spring.

  • Guests have full access to the house except any locked closets. The basement is accessible but we ask that you do not enter unless you need a circuit breaker. The garage is not part of the rental.

  • We are only an email or phone call away and are available as needed.

  • Please remember that you are staying in a house, not a hotel. If any problems arise we will do our best to take action as soon as possible but there is no one living on-site.

  • Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat fruit and vegetables. Shops abound, there's always something to see.

  • A vehicle is necessary. Uber or taxi service is limited or unavailable.

  • Winter: October through April when snow and ice are likely, guests should have either winter tires or all season tires. Check the weather before arrival and plan your trip accordingly. If you are unfamiliar with driving in snow look for tips online at sources like AAA. The driveway is plowed, maintained and shoveled to the door. A shovel is provided for you so you can maintain a safe walkway during your stay.

  • Before making a reservation, please read the Rules and Polices to make sure you are comfortable and aware of guest expectations. We want to make your trip as fantastic and memorable as possible! Here are just a few more things to keep in mind:

  • Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.

  • The house is in an area with no cell service. Turn on Wifi Calling from your cell phone settings to make and receive phone calls.

    • For a smooth arrival, make sure to write down arrival instructions before traveling so you have the address, door code, WiFi and contact information.
  • We have awesome neighbors, help keep us awesome neighbors too! While the home is in the country and private, noise does travel so please follow the quiet hours and keep outdoor noise down after 9PM.

  • We are DOG friendly, no CATS. Sorry, we think they're adorable as well but there allergies. One dog max, with additional fee.

  • No parties. If there are 6 people on the reservation there should be 6 people at the house. Please reach out to us if you would like to have daytime visitors.

  • We have a private septic and well. Be conscientious of water use in the dryer months and no water lawn games, sprinklers, slides or kiddie pools. They can quickly drain a well leaving you with no water or brown water. And for the septic, only flush TP down the toilets.

  • Delaware County is a rural, mountainous area. October through April when snow and ice are likely, guests should have either winter tires or all season tires with adequate tread. AWD, FWD or 4WD vehicles are recommended. 2WD and RWD vehicles are generally not good vehicles for driving in snow or rain. Check the weather before arrival and plan your trip accordingly. If you are unfamiliar with driving in snow look for tips online at sources like AAA. The driveway is plowed, maintained and shoveled to the door. A shovel is provided for you so you can maintain a safe walkway during your stay.

Cancel your reservation more than 30 days before arrival and you'll get a full refund. Cancel your reservation more than 14 days before arrival and you'll get a refund of 50%. If you cancel after that, you won't get a refund.
