Bull Run Ranch has it all! Expansive acreage, fantastic mountain views, close to town but set in the country, hiking trails, wildlife - even a meandering brook running through the woods.
Envision driving through a small country village, over a river and through the woods. The driveway winds up to the top of the property. On the right, a panoramic view of the mountains, ahead a picturesque horse barn (complete with fence and lights!) and then the house. Bull Run Ranch sits atop the yard, overlooking the vista. A large front porch provides shade in the warmer months, the perfect spot for a morning cup of coffee or evening cocktail.
Enter into the great room with floor-to-ceiling fireplace and comfortable seating. The corner kitchen looks out over the backyard and has all the appliances needed. Two dining tables, one in the great room and another in the 4-season porch, provide ample dining space for meals or workspace.
The bedroom wing features 2 guest rooms, each with 2 full-sized beds and a shared full bathroom. The master bedroom has a king-sized bed and gracious en suite with a jetted tub, walk-in shower with a STEAM FEATURE, and a separate DRY SAUNA. Talk about luxury, treat yourself!
Downstairs is a full finished basement with laundry room, den, and game room. Children and adults will love challenging each other to a game of billiards or watching TV together.
Outside the 40 acres is yours to enjoy! Take a stroll through the forest, find the stream and look for crayfish and frogs. The waterfall is a refreshing summer spot and picture-perfect all year. Depth and water flow vary depending on the weather and season but it is not swimming deep.
Behind the home, a children's zip line will provide hours of fun. The horse barn? Yes, we have one. Meticulously maintained and virtually unused this amazing space is open for poking around in. Have a picnic under the roof or play tag inside the fence, let your imagination run wild. In the winter, the front yard slopes down gently for sledding. No matter what you like to do outdoors, you have all the space in the world to do it. Entertain, picnic, take a nap, play games - be our guest.
This is truly a house where family and friends stay together and play together.
Guests have access to all areas except for the garage and any locked spaces in the home.

Delaware County, NY is a four-season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking, and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding, and cross-country skiing (as well as summer activities like hiking, biking, and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat, fruit, and vegetables. Shops abound there's always something to see. Please give at least 24 hours notice for requests, last-minute requests may not be possible as cleaning and service schedules are planned in advance.
There is limited cell service at this home. Calls can be made and received with WIFI Calling. Check your cellphones Carrier Setting to activate. For a smooth arrival, make sure to write down arrival instructions before traveling so you have the address, door code, WiFi, and contact information.
Dogs are considered for an additional fee. Please inquire with age and breed. One dog max. Sorry, no cats!
Quiet hours between 9 PM and 8 AM. You are surrounded by forest but in the mountains sound travel. We love our neighbors and want to be good neighbors as well.
No hunting, fireworks, or ATVs. Snowmobiles can be brought onto the property since Delaware County has an extensive snowmobile trail system but please do not ride on the property itself.
The home has a private well and septic. No sprinklers, kiddie pools, or Slip N Slides, these can quickly drain a well leaving you with no water and can potentially burn up a water pump causing expensive damage.
There is an arcade on the ground level that is there for looks and imagination play only. It does not work.
Delaware County is a rural, mountainous area. October through April when snow and ice are likely, guests should have either winter tires or all-season tires with adequate tread. AWD, FWD, or 4WD vehicles are recommended. 2WD and RWD vehicles are generally not good vehicles for driving in snow or rain. Check the weather before arrival and plan your trip accordingly. If you are unfamiliar with driving in snow look for tips online at sources like AAA. The driveway is plowed, maintained, and shoveled to the door. A shovel is provided for you so you can maintain a safe walkway during your stay.
