• This spacious 6-bedroom, 3-bath mountain retreat blends rustic charm with modern comfort—perfect for family getaways, group trips, or peaceful escapes in every season.

• In the winter, ski all day at nearby Belleayre, then come home to relax by the two-story stone fireplace, soak in the outdoor hot tub under the stars, or cook up something delicious in the chef’s kitchen with Silestone countertops, 5-burner gas cooktop, warming drawer, and wine fridge.

• In the summer, enjoy:

  • A large fire pit—bring your s’mores!
  • Private reflection pond and picnic area down a scenic path
  • A large deck with a BBQ and the soothing sounds of flowing water from the creek below

🛏 Bedroom Breakdown:

• Master suite (upstairs): King bed, premium bedding, ensuite with heated floors and dual sinks

• Upstairs bunk room: 2 twin beds

• Main floor: 2 queen bedrooms

• Lower level suite: Private queen bedroom + adjacent room with queen + twin, full bath with jacuzzi tub, and a separate living area

• Whether you're hitting the slopes in winter, hiking, fishing, or relaxing in the sunshine during summer, this Catskills hideaway is your perfect home base.

• Guests must be 25+ to book.

• Pets may be considered with prior approval and a non-refundable fee.

• The ground level laundry area is available for laundry only. It is also used as a storage area for odds and ends.

• We are only an email or phone call away and are available as needed.

• Please remember that you are staying in a house, not a hotel. If any problems arise we will do our best to take action as soon as possible but there is no one living on-site.

• Just 4 miles from the popular Belleayre Ski Center! This home is in Delaware County, a four season vacation destination. Nearby towns include Margaretville, Pine Hill, Phoenicia, Woodstock, Roxbury and more.

• During the months when snow is likely, October through April, a 4WD vehicle is necessary. The driveway to the house is downhill with gentle curves. It is maintained in the winter but 2WD vehicles will likely not make it back up the driveway. A vehicle is needed, there is no Uber or Lyft services. This is a mountainous area. Guests should be prepared for driving on hills and mountains.

🕓 Check-In & Check-Out

• Check-in: 4:00 PM
• Check-out: 11:00 AM
• Requests for early check-in or late check-out may be possible for an additional fee with at least 24 hours’ notice. Last-minute requests may not be accommodated due to pre-scheduled cleanings and turnovers.

🏡 Country Living

• This home is located in a rural setting, and with that comes nature. While we treat the exterior to keep pests at bay, insects and mice may occasionally find their way indoors, even in spotless homes. They’re drawn to food, warmth, and shelter, especially in attics, basements, or crawl spaces.
• If you're especially sensitive or phobic of wildlife, this space may not be the right fit.

📶 Cell Service & Arrival Tips

• There is no cell service at the house. Please enable WiFi Calling in your phone settings before arrival to make and receive calls over WiFi.
• To avoid travel-day stress, write down or screenshot your check-in instructions, including the address, door code, WiFi details, and contact info, before you hit the road.

❄️ Winter Travel (Oct–Apr)

• Delaware County is a mountainous, rural region. In snowy or icy conditions:
  • AWD, FWD, or 4WD vehicles are required
  • Winter or all-season tires with solid tread are strongly recommended
  • 2WD and RWD vehicles will not make it up the driveway in snow
  • The driveway is plowed and shoveled to the door, and we provide a shovel for guest use to help maintain a safe walkway.

💧 Water & Septic System

• The home runs on a private well and septic system, which is common in this area.

• Please avoid anything that could strain these systems:

  • No sprinklers, kiddie pools, Slip 'N Slides, or other water games
  • Only flush toilet paper—no wipes, paper towels, or hygiene products

• These activities can drain the well or damage the pump, potentially leading to water shortages or costly repairs.
