Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat fruit and vegetables. Shops abound, there's always something to see.

Cell Service & Arrival Tips
There is no cell service at the house. To stay connected, be sure to enable WiFi Calling on your phone before arrival. Also, write down or screenshot your check-in instructions (address, door code, WiFi info, contact numbers) in case signal is lost en route.
Quiet Hours & Respecting Neighbors
We have awesome neighbors—help us keep it that way! While the property is private, sound travels in the country. Please keep outdoor noise to a minimum after 9 PM and respect our quiet hours.
Private Community Access
Just down the road is a lakefront private community, marked PRIVATE – NO TRESPASSING. Please do not enter this area—no walking, biking, driving, flying drones, or cartwheeling through the gate.

Winter Travel Advisory (Oct–April)
Delaware County is rural, beautiful... and often snowy. Please plan ahead:
We highly recommend AWD, FWD, or 4WD vehicles
Use winter or all-season tires with good tread
2WD and RWD vehicles are not ideal in snow or ice
The driveway is plowed and shoveled to the door, and a shovel is provided for your use during your stay. If you're new to winter driving, check out tips from AAA or similar sources.
Non-Refundable Reservations:
Some reservations are non-refundable because the guest selected the discounted non-refundable rate at checkout, or because the booking was made close to the arrival date and falls within Airbnb’s non-refundable window. After Airbnb’s standard 24-hour grace period (if applicable), no cancellations, changes, or refunds will be issued for any reason.
