Entry:
- Make an entrance into the foyer with a sizable coat closet and plenty of space to remove shoes and coats. Enjoy the breathtaking view from the great room that overlooks the valley and mountains.
Great Room:
- The sprawling great room with sitting room, dining room and kitchen offers an uninterrupted flow. Windows on the front and side of the house allow picturesque views in every room. French doors in the great room and step out onto the deck for a dazzling view. An outdoor dining table and seating give you the perfect al fresco spot. The dining table comfortably seats 8, while a loveseat and island bar stools give additional space if needed. Prepare to be wowed by the kitchen, compact in space yet perfectly sized for meal preparation. Family-friendly, functional and well-equipped.
Second Floor:
- The second floor showcase the scenery with an open layout and mezzanine walkway between the two large bedrooms. A cosy seating area in the middle gives a lovely space for reading or relaxing. The bunk bed room is just off the mezzanine and features a skylight, a homey nook of a room that younger guests will love to be tucked into.

A full bathroom is conveniently located on the ground level as well.
Exterior:
- Bovina Mountain High is located at the end of cul-de-sac and down a slightly inclined driveway. There is ample space for parking and a large turnaround area in front of the garage. (The garage is not included but is a possibility, please inquire.) Set on 5.2 acres of land with sweeping views of the mountains and valley below. A side a lower yard area offers space for lawn games and outdoor enjoyment. Surrounded by woods, the property is private and pastoral, a true one of a kind gem!
Guest have access to all unlocked areas. The garage is not included in the reservation but may be available for a small additional fee.

Please remember that you are staying in a house, not a hotel. If any problems arise we will do our best to take action as soon as possible but there is no one living on-site.
Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat fruit and vegetables. Shops abound, there's always something to see.

A vehicle is necessary. Uber or taxi service is limited or unavailable. A FWD or AWD vehicle is recommended October through April when snow is likely.
Before making a reservation, please read the Rules and Polices to make sure you are comfortable and aware of guest expectations. We want to make your trip as fantastic and memorable as possible! Here are just a few more things to keep in mind:
Check-In and Check-Out:
- Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.
The house is in an area with no cell service. Turn on Wifi Calling from your cell phone settings to make and receive phone calls.
For a smooth arrival, make sure to write down arrival instructions before traveling so you have the address, door code, WiFi and contact information.
We have awesome neighbors, help keep us awesome neighbors too! While the home is in the country and private, noise does travel so please follow the quiet hours and keep outdoor noise down after 9PM.
There is a private community just down the road. The road leading to this lake front community is marked PRIVATE, NO TRESPASSING. Do not bike, run, drive, fly drones or cartwheel, into this community. If you are considering purchasing property here and want to LIVE in a private, lake front community, let me know and I will connect you with the BEST real estate agent to help you. Stays of one month or longer have lake access and other amenities.
- We are dog friendly, no cats. Sorry, we love them too! One dog max, with additional fee.
- No parties. If there are 8 people on the reservation there should be 8 people at the house. Please reach out to us if you would like to have daytime visitors.
- We have a private septic and well. Be conscientious of water use in the dryer months and no water lawn games, sprinklers, slides or kiddie pools. They can quickly drain a well leaving you with no water or brown water. And for the septic, only flush TP down the toilets.
- Delaware County is a rural, mountainous area. October through April when snow and ice are likely, guests should have either winter tires or all season tires with adequate tread. AWD, FWD or 4WD vehicles are recommended. 2WD and RWD vehicles are generally not good vehicles for driving in snow or rain. Check the weather before arrival and plan your trip accordingly. If you are unfamiliar with driving in snow look for tips online at sources like AAA. The driveway is plowed, maintained and shoveled to the door. A shovel is provided for you so you can maintain a safe walkway during your stay.
