This home is a family beach house. While we keep it nice, it is not brand new and we like it that way. For us, it's a cozy beach home...it's not perfect and if you are looking for perfection we aren't the spot for you. If you want family fun, funky decor, a pool on the ocean and direct beach access from your backyard and have a happy spirit that enjoys vacation and likes to laugh and have fun...you are the perfect guest for our home.

Important note about the hot tub:

• The hot tub is operated through an app controlled by the owner. To use it, simply text the property manager, and they will turn it on or off remotely for you.
• Please note: While the hot tub is available, it is located directly on the beach where salt air and weather can cause issues, so it is not guaranteed as part of the rental. Unfortunately, we do not offer refunds if the hot tub becomes unavailable during your stay.

Guest Access:

• You will receive an access code 24 hours prior to check-in for easy self-entry.

Things to Know Before You Book:

• Pet-Friendly!
  • Pup fee: $25 per pet, per day (maximum 2 pets)
  • Please adhere to our pet policies and be respectful of the space.
• Provided Essentials:
  • 3 rolls of toilet paper per bathroom
  • 1 roll of paper towels
  • Hand soap
  • Dish soap (small bottle)
  • 1 trash bag per bin
  • 3 dishwasher pods and 3 laundry pods
• Security Deposit:
  • Photo ID and credit card required for a $500 security deposit pre-authorization.
  • It’s a hold, not a charge — unless damage or missing items are found.
  • The authorization is released within 48 hours of check-out.
• Parking:
  • Driveway and garage parking available for guest use.
• No Smoking:
  • This is a strictly non-smoking property indoors.
  • Smoking indoors will result in forfeiture of your full security deposit.
  • Florida weather is beautiful — please smoke outside and dispose of cigarette butts properly.
• No House Parties or Events:
  • Quiet, respectful enjoyment only, please.
  • All additional guests must be pre-approved by the host.

Checkout Instructions:

• Strip all used beds and towels; pile them neatly in each bedroom.
• Turn off all lights; fans can remain on.
• Turn off TVs, coffee makers, and other electronics.
• Please make sure dirty dishes have been cleaned.
• Return all beach gear, books, games, etc., and rinse sandy items outdoors.
• Empty all outdoor ashtrays and dispose of cigarette butts properly.
• Remove all food from the refrigerator and place trash in outdoor bins.
• Trash pickup: Sunday night and Wednesday night.
• Leave keys in the lockbox and remotes/passes on the kitchen counter.
• $50 fee for lost keys / $100 fee for lost garage remote or parking pass.
• Wipe down countertops and leave the home as you found it.
• Set A/C to 78°F before departing.
• Drive safely — and come back soon!

• Protect your trip by purchasing travel insurance!
  • Cover yourself against hurricanes, illness, or unexpected disruptions.

This Waiver will not pay for damage or theft of property owned by You. This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown.

III. CONDITIONS

• Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner.
• Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value.
• This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage.
• This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.
• This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property.
• Waivo will not respond to damage or theft under $50 US dollars.
• If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.

IV. DEFINITIONS

• You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
